Duties and Responsibilities:

<ol>
	<li>Prepare and maintain financial statements such as monthly, quarterly, and annual reports for assigned properties.</li>
	<li>Perform month-end closings through journal entries, accruals, and reconciliations for subledgers, bank accounts, and tenant accounts.</li>
	<li>Reconcile subledgers to the general ledger, including accounts receivables and accounts payables</li>
	<li>Manage accounts payable and receivable by reviewing invoices, ensuring compliance, and coordinating collections for overdue accounts.</li>
	<li>Analyze property-level financial data to support budgeting and forecasting and monitor budget-to-actual performance.</li>
	<li>Ensure compliance with accounting policies and internal controls, prepare audit schedules, and provide support during audits.</li>
	<li>Collaborate with Property and Regional Managers to deliver financial insights and respond to inquiries related to reports and ad-hoc projects.</li>
	<li>Assist with the preparation of CAM (Common Area Maintenance) reconciliations and tenant billings.</li>

Work Schedule and Set-up:

<ul>
	<li>Set-up: Hybrid work arrangement; candidates must be available to report onsite 2-3x per week or as needed.</li>
	<li>Schedule: Early morning shift hours from 5 AM to 2 PM DST or 6 AM to 3 PM no DST (PH Time), subject to change based on business needs.</li>
	<li>Overtime: Potential work extensions during month-end reporting and other critical periods.</li>

The Purchaser will be responsible for the operational purchasing and logistics for the vessel which includes activities such as handling of requisition and orders, logistical services and supplier management.

Responsibilities for this position may include but are not limited to:
